Overview

PSA Consulting assisted Alzheimer’s Queensland in obtaining Development Approval for a Material Change of Use for a Residential Care Facility at 18-22 Howard Street, Paddington. The approved development involves the redevelopment of the existing Residential Aged Care (RAC) facility into a new, purpose-built three-storey aged care building accommodating 48 beds.

Located within the Character Residential Zone (Infill Housing) under the Brisbane City Plan 2014, the proposal was identified as Impact Assessable. The facility has been designed specifically to meet the needs of aged and dementia care residents, incorporating best-practice design principles to enhance quality of life. The development includes familiar living environments, secure landscaped courtyards, and direct access to outdoor spaces to support resident well-being.

The architectural design integrates subtropical principles, ensuring natural light, ventilation, and seamless indoor-outdoor connections. Large courtyards, deep planting, and extensive landscaping provide a green buffer to surrounding properties while enhancing the site’s amenity. Each bedroom includes an external planter, offering residents a direct visual and physical connection to nature.
